We know, contracts aren’t the most exciting part of your getaway, but to keep our home safe, we’ll need you to sign a quick rental agreement upon booking (this will be sent to you, after you book) — then it’s all fun from there! You can see what the contract looks like in the House Rules section. Note, check in details will not be sent until that contract has been signed.

NAVIGATING THE AREA
The Bay Runner is a new, open-air trolley that provides complimentary service seven days a week, until midnight, with multiple stops along the way between Lido Key, St. Armands Circle, and downtown Sarasota!

Please Note:

1. Upon booking, each guest will receive a guest rental agreement. This must be signed before the Guide Book (which includes access instructions for the property) is sent.

2. Pet Policy: **This property is NOT pet friendly. Please note, if we find evidence of an unauthorized pet in the home, we will ask for it to be removed immediately and guests will be charged a $400 non-refundable fine. This is also grounds for immediate removal of the guests from the home.

3. No Smoking: If any signs of smoking are documented, the renter agrees to pay a $200.00 / per day.

4. Quiet hours for the property are between 10:00 PM and 8:00 AM. Please keep the noise levels down over this time.

5. There are NO LONG CHECK-OUT INSTRUCTIONS! We want for you to be able to fully enjoy every minute of your stay!

6. This home is equipped with a security camera outside for the protection of home and safety of our guests. It is recording 24/7, 365 days a year. There are no cameras on the interior of the home.

7. We offer complimentary 24/7 communication to ensure that your stay exceeds your expectations! Please feel free to reach out to us day or night, and we will provide you with a swift response.

8. Pool Heat: This property is equipped with pool heat. Heat is turned on from November 21st through April 1st and is included with your stay at no extra costs. The FL sunshine does an incredible job at warming the pool for stays outside of these dates. Any request for pool heat outside of these dates will be considered individually and will incur an extra fee.

This place was perfect for our girls trip it was beautiful they had everything we needed and more. The pool area was beautiful and had games to play with outside. The hot tub was perfect and relaxing after a long day of having fun. They had everything we needed for our stay shampoo, conditioner, body wash, even makeup remover, toilet paper, paper towels, garbage bags, dish soap for the dishwasher, detergent to do laundry and more.

What, can I say about this beautiful peace of Heaven. There were five of us, my daughter invited her best friend to come on her graduation trip. The girls had their own that took them out to the pool. They loved. My son and my husband and I had our own rooms. We were all comfortable plenty of space for everyone. We added an extra day and Landon was helpful by helpful on making that happened. Thank you having us and this was definitely a memory of lifetime we won't forget as our girl is off to college in the fall.

Hands down the best place we have stayed at for travel ball tournaments in the Sarasota area. We travel here at least once a month for baseball, and this home was by far our favorite stay yet. The house was extremely clean, comfortable, and had everything we needed for our family.
The backyard and heated pool were amazing after long days at the ball fields the kids never wanted to leave. The outdoor setup made it feel like a private resort. The location was perfect, the check-in process was smooth, and the host was great to work with.
You can tell a lot of care goes into this property. We will definitely be booking this place again for future tournaments. Highly recommend to any families traveling for sports or just looking for a relaxing getaway!

This place is great and every bit as it’s described by the owners. We were very surprised by the backyard and spent a majority of our vacation in the pool with our kids in between checking out all that Sarasota has to offer. Even during spring break the area doesn’t feel touristy at all and is perfect for a getaway. Florida has never been very high on my places to vacation but I would absolutely recommend this house and would definitely make it a point to come here again based on this experience!

This house was perfect for hosting part of our large family when they visited for Christmas. The house was tidy, and the beds were comfortable. What is our cancellation policy?

- 100% refunds are given for any cancellations made until 30 days before check-in.

- 50% refund for cancellations made within 30 days but before 14 days of check-in.

- No refunds for cancellations made within 14 days of check-in.

- We are happy to reschedule your stay up to 45 days prior to check-in but a 10% rescheduling fee will apply. Please note, we are unable to reschedule your stay if given less than 14 days` notice before your scheduled check-in.
